Will refinancing cost me anything?

Our guidance, and the work we do to compare your options, come at no cost to you. Refinancing itself can involve some costs, though, such as a discharge fee from your current lender, government fees to register the change, and sometimes a fee to set up the new loan. The good news is these are usually modest against the potential benefit, and we'll always lay them out clearly so you're looking at the true picture rather than just the headline rate. If the numbers don't stack up once everything is counted, we'll tell you that plainly, because there's no point moving for the sake of it.

How long does it take?

It varies from lender to lender, but a fairly typical refinance moves through in a few weeks from application to settlement. A few things can speed it up or slow it down, like how quickly your documents come together, whether a property valuation is needed, and how busy the lender is at the time. We'll give you a realistic timeframe up front based on your situation and the lender you choose, and we'll keep you updated along the way so you're never left wondering where things are at. Taking the chasing and the paperwork off your plate is a big part of what we're here for.

Should I fix or stay variable?

There's genuinely no single right answer here, and anyone who tells you otherwise is guessing. Fixing your rate gives you certainty and makes budgeting easier, but it can be less flexible if your plans change. A variable rate moves with the market, which can work for you or against you, and usually comes with more flexibility around extra repayments and offset accounts. What suits you comes down to your plans, your budget and how comfortable you are with a bit of movement. We'll lay the trade-offs out plainly, and some people even choose to split the difference, so the decision stays yours and is made with a full understanding of each path.

Is the lowest rate always the best deal?

Not always, and it's one of the most common traps. The interest rate matters a great deal, but it's only part of the story. Fees, the features you get, how the loan is structured and whether it actually suits the way you live can all make a real difference over the life of the loan. A slightly higher rate with the right offset setup or the flexibility you need can sometimes leave you better off than the cheapest advertised number.
